Probate Services:  Individuals who die without first publishing a will are required to engage in a court sponsored process known as "probate".  In probate a neutral third party is appointed to sell any real estate that remains.  Probate sales are generally conducted as private auctions and require court approval.  The ins and outs of how much to offer, how to preempt other interested parties, completing the pre-court inspections, obtaining financing and (most important) bidding at the court ordered sale can be very rewarding if somewhat technical.  An experienced consultant is a must in order to succeed in this often below market purchase.
